			<content:encoded><![CDATA[<p>Over the past nine years, I have helped hundreds of sellers follow my HomeSOLDin60<sup>TM</sup> process.  I have written about the process quite a bit as well. It is safe to say that I know the process backward and forward. I know how to help our clients understand it and follow it, and I know why it works. My focus has always been… if you follow the process you will be successful selling your home for the best price in the shortest amount of time. I feel completely confident in the process.</p>
<p>Just recently I learned something new about HomeSOLDin60<sup>TM</sup>. Imagine that. After working with and delivering the process to our clients for 9 years, I learned something new about it. What I have learned is that following the “six steps” is not enough.   What does that mean… following the “six steps” is not enough?</p>
<p>To help you understand, here is a quick overview of the six steps.</p>
<p>1)      Prepare Your Home</p>
<p>2)      Price Your Home</p>
<p>3)      Market Your Home</p>
<p>4)      Handle Showings and Buyers</p>
<p>5)      Negotiate Your Contract</p>
<p>6)      Close Your Contract</p>
<p>I am not going to go into more detail on each of these steps, so if you would like more specific information on these, please go to <a href="http://www.southcarolinahomecorp.com/blog/category/sellers-market/">my “sellers market&#8221; category blogs</a> to review the explanation of the process.</p>
<p>These six steps are the controllable aspects of the sale for the seller and his agent.  I say “controllable” in that the seller and his agent can do certain things (they can market the home, speak to prospects about the home, negotiate, etc…).  Conversely, there are other things they cannot do.  For example, the seller and his agent can’t change the economy, what’s happening in a neighborhood, or other things that are just outside of their control.  I lump all of these “uncontrollable” factors into the category I call “timing”.  We just can&#8217;t change the timing of things.  My process has always focused on the aspects of the home sale that the seller and his agent can control.</p>
<p>So, here is the new information I have learned over the past six months.</p>
<p><strong>You should never underestimate the importance of a skilled agent.</strong>  It is pretty simple, but somehow I missed this.  I thought that if a seller followed the process they would be successful, but the seller desperately needs someone to help guide them through the process.  The seller needs an agent who has their best interest in mind to address the specifics regarding applying the steps in the process to their specific situation.  The process is perfect, but it’s perfect because it is pretty general.  The skilled agent is needed to make it specific.</p>
<p>Over the past six months I have become very aware of how my agents help our clients.  They put in countless hours, their skill and energy into getting our clients some great results. </p>
